Garden Street Communities is seeking a new team member for the important role of Director of Land Development covering the Greenville, SC region.
Garden Street is one of the largest, privately held, residential land developers covering the southeast US. In addition to other states, we develop residential subdivisions across most of South Carolina with projects ranging in size from 100 to 500 residential lots. If you have an entrepreneurial attitude; the desire to build a business; competitive drive; and are action-oriented this could be a good fit for you.
This is a hands-on role that requires you to find and purchase land, manage the land entitlement; site civil construction; and development process to deliver platted lots. We offer a highly flexible work environment, moderate base, plus performance payment for each platted lot delivered.

Successful candidates tend to have a science/engineering background with a strong desire for growth.
The ideal candidate should demonstrate the following:
- Persistence, persistence, persistence.
- Experience managing consultants, site utility contractors, engineers and detailed understanding of land entitlement and delivery of platted lots.
- Experience finding, underwriting and acquiring residential land.
- Experience in rezoning, permitting and construction plan approvals for residential subdivisions.
- Knowledge of land costs, finished lot costs and site development costs within the greater Greenville market (Greenville County, Spartanburg County, Anderson County, Laurens County).
- Contacts within the Greenville area including brokers, site contractors and engineers (consultants).
- Must know how to use excel spreadsheets (the basics).
- Must be able to use online GIS tools (eg. property appraiser; county GIS mapper) to quickly review land characteristics including zoning, future land use, floodplain, wetlands, utilities etc.
