Construction Force Services, the NY Metro leader in construction temp and full time staffing has multiple opportunities in the Maintenance field. Our client is a major residential property manager on Long Island. The opportunity for the right candidates are temp to perm positions, from Assistant Superintendent Skilled, Maintenance Tech, Maintenance Manager and Porter.

The right candidates will be responsible for the supervision of all maintenance staff including delegation of work and coordination of services/work to be completed. They will follow outlined safety procedures, identify, and bring forward any potentially hazardous situations with a recommendation for resolution.

You'll be responsible for the hiring, training, scheduling and evaluation of all maintenance staff in coordination with the Deputy Director.

In addition, be responsible for assuring buildings and equipment are kept in good condition, including but not limited to minor plumbing, electrical, and carpentry repairs, floor maintenance and painting.

You'll process and prioritize work requests to ensure they are completed in a thorough and timely manner. Assign work orders to maintenance staff for completion. Maintain the database to keep a complete record of all properties and equipment, scheduled preventative maintenance, and work orders submitted and completed.

Coordinate with external contractors and suppliers to secure contracted maintenance work and bids to perform services. Keep an open line of communication with plumbers, electricians, security, builders and other essential contactors. Complete projects as they arise ensuring quality work/services take place in a fiscally responsible manner.

Other skills/responsibility includes lead, motivate and develop a successful staff.

Presents a professional, efficient attitude to ensure resident satisfaction while working within company guidelines. Ability to interact effectively with management, co-workers, visitors, and residents. Superior customer service skills. Strong attention to detail, organizational, time-management, and problem solving skills. The ability to work independently.. Ability to read/ speak/ write English language proficiently. Intermediate computer knowledge. Ability to perform professional level maintenance services. Knowledge of and ability to use simple tools and equipment. Ability to understand budgets and maintain expenses in line with the budget.

Salary packages can vary, and is commensurate with experience, will range from $35-50 per hour.

In addition to the above openings, there is an exceptional opportunity for an onsite Live-In Super on the East End of Long Island. Compensation would include an apartment package - for example a 2 BR unit (approx value $3200/month), plus health benefits AND a salary of $50-55k annually.
