Mission of the Role:
The Leasing Agent is the face of Avenue Property Management. By developing resident relationships and keeping an updated online marketing profile, they drive and increase the filling of vacancies and renewals to increase resident retention. While assisting with the day-to-day office duties they’ll also aid with resident requests as needed.

Outcomes We’ll Expect:

  • Maintain guidelines of Housing Authority for Section 8 program with zero deficiencies.
  • Maintain and update prospect pipeline daily including notes and status changes in Yardi for each inquiry.
  • Complete renewals 120 to 60 days out.
  • Achieve a minimum 75% closing ratio of all actionable leads.
  • Ensure 14-day vacant-unit fill cycle for every unit.
  • Walk 100% of vacant apartments prior to move in and report within 24 hours issues to solve.

  • Sales Acumen: Ability to identify and react accordingly on actionable leads, customer needs, and closing and up-sale opportunities.
  • Organizational skills: Can plan, delegate, has excellent time management skills and ability to prioritize work to meet all deadlines.
  • Adaptability: Unafraid of ambiguity. Embraces change and reacts quickly to manage change with ease. Motivates and encourages others to do the same.
  • Bias for Action: Take initiative with limited oversite. Operates with urgency and efficiency, faster we move, the more we learn, the more progress we can make, and the more value we can create.
  • Teamwork: Reaches out to peers and cooperates with supervisors to establish an overall collaborative working relationship.

You should have:

  • Previous Leasing Experience and/or 2 years of Sales Experience
  • Reliable transportation
  • Authorization to work in the U.S.
  • Strong sense of punctuality
  • Strong sense of consideration for how you operate within your role and how it impacts the overall team's success
