Position Summary:

Working with the Senior Asset Manager the Junior Asset Manager assists with the financial and physical oversight of the properties in the multi-family housing portfolio. The Junior Asset Manager will assist in the administration of long-term Capital Planning as well as the monitoring of short-term cash flow. The Junior Asset Manager will monitor the Property Management Company performance in areas such as: investor requirements, contract obligations, performance benchmarks and various City/County/State/Federal regulatory requirements.

Responsibilities:

Asset Management

  • Assists in developing operational goals for all properties
  • Oversees the annual budgeting process, cash management, capital replacement planning and reserve analysis and advises the Senior Asset Manager
  • Tracks and ensures compliance with all funding regulations and reporting requirements for all contracts and agreements of the CCHS multi-family portfolio and advises the Senior Asset Manager

Property Management

  • Assist the Senior Asset Manager with the oversight and monitoring of the Property Management Company to ensure performance benchmarks clearly defined and communicated are being met or exceeded.
  • Works with the Property Management Team and the Senior Asset Manager to ensure appropriate crisis management and site security.
  • Conducts site visits, inspections and reviews on a regular basis and advises the Senior Asset Manager
  • Helps maintain good public relations with the community and tenants that are consistent with the CCHS Mission, Vision and Values.
  • Collaborates with the Resident Services Program Manager to ensure that resident services and property management are compatibly carried out.
  • Collaborates with the Resident Services Program Manager in the tracking of Police Reports and advises the Senior Asset Manager
  • Works with Property Management Team to complete annual utility allowance adjustments

New Development and Preservation (Acquisition / Rehabilitation)

  • Assist the Senior Asset Manager in the development of operating pro formas, in the review of architectural plans and in the oversight of marketing and lease up activities.
  • Assist the Senior Assist Manager in the analysis, financial modeling and transfer process required to preserve existing affordable housing developments

Perform other duties as assigned


Job Requirements:

Physical Requirements:

This position normally requires the physical demands of standing, walking, bending, lifting, keyboard fingering or performing other work requiring low physical exertion, talking, and hearing on a regular basis to perform the job requirement. Non-Physical Requirements:

Education

  • BA or BS degree from an accredited college or university in Business, Asset Management, or closely related field
  • HS Diploma required

Experience

  • Minimum of 5 years experience in Asset/Property Management or a related field

Special Skills

  • Ability to be work independently, self-motivated and complete job responsibilities with little or no supervision
  • Ability to work efficiently in a team setting
  • Ability to communicate effectively both orally and in writing
  • Working knowledge of Microsoft Office suite
  • Working knowledge of Washington state and national affordable housing funding sources and compliance requirements

Licensure, Registration, Certification

  • Valid Washington State drivers license and agency minimum required liability insurance

Employment is conditional upon:

  • Being cleared by criminal background check and fingerprinting when required
