Position Title: Operations Technician

Base Pay: Commensurate with experience.

Hours of Employment:

  • Daily hours are from Monday through Friday, 6:00am to 2:30pm.
  • 5 days per week, totaling up to 40 hours per week.
  • Overtime (1.5 x base) wages will be paid for time worked in excess of 40 hours per week.
  • In response to emergencies or weather events, you will be required to work on weekends, evenings or holidays as required by the needs of the business. You will be required to be “on-call” for scheduled periods of time. You will be expected to report to work upon short notice (i.e. 30-minutes) to respond to an emergency.


Job Responsibilities:


Maintains and repairs all Company plant assets, including:


  • Facility Buildings (i.e. offices, shops, Paradise Grill, Baywood Clubhouse, golf facilities, guard houses, restrooms, sales offices, pool houses, etc.)
  • Marinas (i.e. bulkheads, boardwalks, piers, boat ramps, etc.)
  • Water Distribution Systems (i.e. Baywood water, marinas, etc.)
  • Sewer Collection/Transmission (i.e. PN Lakeside, PN Bayside (-), Baywood, etc.)
  • Offsite assets (i.e. Blue Hen, partner residences, etc.)
  • Conduct routine maintenance work & record keeping to ensure asset functionality and longevity.
  • Repair or replace broken or dysfunctional parts, and fix issues.
  • Maintain vehicles, equipment, tools, and work facility in a clean and good condition.
  • Ability to operate all vehicles or equipment you are assigned to work on.
  • Drive to pickup parts from area suppliers.
  • Performing other manual work in connection with the maintenance of Tunnell Companies assets.
  • Continuously observe work site and equipment to detect and protect against unsafe or hazardous operating conditions.
  • Dig ditches or trenches, backfill excavations, and compact and level earth to grade specifications using picks, shovels, pneumatic tampers, and rakes.
  • Inspect assigned machinery & vehicles prior to use each day, to include spot checking fluid levels, damages, etc.
  • Assist other departments with physical security/locks of homes under management.

Required Experience/Abilities:
  • Ability to perform strenuous manual labor as the job requires frequent walking, bending, stooping, squatting, lifting, moving, and carrying equipment, tools and materials weighing up to 100 pounds.
  • Can perform heavy manual work for an extended period, under hot, wet or cold weather conditions.
  • Ability to communicate well with supervisors and co-workers.
  • Ability to handle various hand & power tools and heavy equipment.
  • Ability to take measurements and readings with manual or electronic testing devices.
  • Strong organization skills, attention to detail & follow up skills.
  • Willingness to observe all safety precautions for protections against accidents, dangerous fluids, chemicals, etc.
  • High school diploma is preferred.
  • Can respond to instruction and can acquire skills quickly through on-the-job training.
  • Can understand and follow oral and written instructions given in English.

  • The Company will supply you with logoed T-shirts, sweatshirts, jackets & rain gear.
  • The Employee must provide all pants, and shoes appropriate for the work duties.
  • Employee must present a positive professional appearance & attitude at all times.



Personal Protective Equipment (PPE):

Company will provide you with: safety glasses, gloves, respirators, hearing protection, first aid supplies, reflective vests. Waders and/or hard hats will be provided if required by work conditions.



Other Equipment:

A company cell phone is provided with this position.
