Job Title: Project Manager - Trust Facility Services

Full Time position: 40 hours per week

Salary Range: $85,000 - $105,000 depending on experience and education.

The ideal candidate will have
a Bachelor's degree from a four-year college or university or work equivalent. Field of Study: Construction/Project Management; Construction Trade. In addition, ten (10) or more years of progressively responsible experience in Facilities Management with practical light construction duties.


Leisure World of Maryland Corporation (LWMC), the property management company for Leisure World of Maryland, is a private, age-restricted community comprised of 29 community associations representing over 5,600 homes and extensive Trust operations, located in Silver Spring, Maryland is seeking an experienced Accounting Clerk to assist with Trust activities.


The Project Manager for Trust Facility Services will provide professional support to the Business Manager/Facilities Director in the planning, managing, and coordinating of Trust (commercial) Facility projects, maintenance, and associated service contracts.


We are looking for someone who has experience in the following areas:

  • Serves as the owner's representative to support the Trust facilities in building systems and equipment operations, routine maintenance tasks and coordination of renovation project work performed by the Physical Properties Department or by third-party contractors.
  • Conduct routine maintenance inspections of all Trust facilities to document conditions, assign and track repairs through completion and invoicing for payment.
  • Perform light duty maintenance repairs at Trust Facilities: Administration Building, Clubhouse 1 & 2, Medical Center, Gatehouses (3 total), Golf Course Buildings (4 total) and PPD Buildings (7 total).
  • In coordination with the Clubhouse Set-up staff, perform light duty maintenance repairs at Clubhouses 1 and 2. Assign work orders to in-house PPD Staff or contract with third-party vendors to complete maintenance and general repairs tasks.
  • Assist with the coordination of regulatory compliance for all Trust Facilities - ADA, fire alarm, sprinkler, life safety, environmental, elevators, etc.
    • Develop and implement Preventative Maintenance Programs for all Trust Facilities.
  • Coordinate scheduled tasks and work orders with the Physical Properties Department where applicable.
  • Manage service contracts with outside contractors where applicable.
  • Monitor and evaluate various building systems and equipment including HVAC, building envelope, interior temperature controls, interior and exterior lighting, pool & spa filtration and heating, fire suppression and alarms, automatic door devices, recreation facilities (lanai, tennis, park benches) and provide recommendations for improvement, component replacement, and equipment performance.
  • Procure and stock necessary inventory of maintenance materials, equipment components and supplies as required for all Trust facilities.
  • Provide joint oversight with Director of Community Services for all Trust facility projects.
  • Conduct assessment of issue/project, develop scope/RFP, obtain, and analyze proposals.
  • Coordinate and manage relocation of staff and resources as required.
  • When requested, attend LWCC Board of Directors and Advisory Committee meetings to provide support and renovation work progress updates.
  • Assist Business Manager/Facilities Director of PPD (Physical Properties Department) and Director of Community Services with development and management of Annual Maintenance and Replacement Reserve budgets.

General Assignments:

  • Prepare Executive Summaries outlining status of assigned projects.
  • Daily inspection of Trust facilities, equipment performance, and roof evaluations.
  • Provide assistance to Insurance Department for documentation and initial assessment of insurance claims at Trust facilities.
  • Oversee master service contracts for professional cleaning services, elevator maintenance services and others as may be assigned for Trust facilities.
  • Integrate into Document Management System and Customer Service Work Order Systems.
