Job Summary:

The Maintenance Supervisor has the desire to work in a team environment to support the company goals of high customer service and accountability, while providing leadership to the maintenance team to ensure our properties are maintained in a prideful manner. Organizes the maintenance team to respond to work orders with strong customer service and effectiveness in the resolution of issues. Ensures make-ready units are turned within the required time frame with attention to quality and in move-in ready condition for new residents. Responsible for the general maintenance activities of the property. Must have current EPA and CPO certifications, which will be verified upon hire. High-rise Maintenance Supervisor experience required.


Essential Functions:

  • Responsible for the daily repair and upkeep of the property.
  • Responsible for the preparation of vacant units for occupancy.
  • Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or management company.
  • Managing the inventory of move in ready apartments to support the property's marketing and leasing efforts.
  • Scheduling contractors and assist in completing the turn process.
  • Inspect move in ready apartments for move-in quality
  • Responsible for maintaining the required property attire and ensuring a professional appearance and attitude at all times. Demonstrates pride in his/her work.
  • Responsible for reporting unusual or extraordinary circumstances regarding the property or the residents.
  • Responsive, courteous and efficient in the handling of all resident requests and performs excellent customer service
  • Responsible for thorough knowledge of management Company Policies to include our Safety Policy
  • Be aware of and operate within OSHA (Occupational Safety and Health Act) standards at all times
  • Responsible for following all Fair Housing Guidelines
  • Attend in-service training and education sessions, as assigned
  • Follow through on other projects and duties as assigned by Property Manager and management.

Supervisory Responsibilities:

  • Assists the Community Director in the hiring new maintenance team members
  • Trains new maintenance staff
  • Assigns tasks and organizes maintenance team

Education and Experience:

  • Must have current EPA and CPO certifications, which will be verified upon hire.
  • At least two years related experience required.
  • High-rise Maintenance Supervisor experience required.
  • High-rise boiler and chiller experience required.
  • High school diploma or equivalent.

  • Excellent time management skills with a proven ability to meet deadlines.
  • Ability to prioritize tasks and to delegate them when appropriate.

  • Ability to work in a team environment
  • Proficient Entrata, preferred
  • Have a valid drivers license and reliable transportation


Physical Requirements:

  • Ability to lift and carry up to 50 pounds
  • Ability to push and pull up to 150 pounds
  • Must be able to climb stairs and ladders, and be able to stand and walk for extended periods of time
  • Able to work in confined spaces
  • Able to work for long period outdoors.


Work Environment:

  • The physical environment requires the employee to work both inside and outside in heat/cold, wet/humid, and dry/rainy conditions
  • Sometimes required to use personal protective equipment to prevent exposure to hazardous materials
  • Will be required to work in confined spaces, on rooftops, stairs
  • May be requested to work overtime and weekends.


Pay:
$35.00 - $41.00 per hour + Quarterly Bonus Opportunities
