OBJECTIVE:
Performs routine maintenance care of Township buildings and grounds as well as swimming pools and playgrounds as assigned by and under the direction of the Building Maintenance Superintendent.

ESSENTIAL DUTIES & RESPONSIBILITIES:*
1. Assists with overall handyman, routine building maintenance, janitorial work, including minor repairs, HVAC, carpentry, painting, electrical, plumbing, and maintenance of grounds and landscape.
2. Must be able to successfully troubleshoot and plot a course of action for any building related issues. This includes, but is not limited to HVAC equipment, electrical and plumbing malfunctions.
3. Must be able to multi-task and prioritize a wide variety of maintenance projects
4. Must be able to operate landscaping equipment, hand held tools, and some power tools correctly and safely.
5. Must be able to assist supervisor with the maintenance of all swimming pools and pool equipment.
6. Must be able to clean facilities thoroughly.
7. Must be able to communicate effectively through detailed documents as well as verbal communication.
8. Must submit weekly detailed work logs to the Maintenance Superintendent.
9. Must be able to work well independently or in a team setting.
10. Also performs all other duties as assigned.
11. Attends in service training programs as required.

QUALIFICIATIONS:*

• HS Diploma, or equivalent

• Two (2) years of HVAC, Plumbing, Electrical, or Carpentry work-related experience and knowledge.

• Able to troubleshoot building related issues and come up with a repair plan and submit it to your supervisor.

• Good oral, written interpersonal skills; able to follow instructions; organize and prioritize work.

• Ability to communicate in an understood manner.

• Ability to work independent of direct supervision, and or productively with others.

• Knowledge of the operation of heating and air conditioning systems.

• Ability to effectively remedy problems.

• Valid PA Drivers License.

• Electrical and HVAC test given by the Building Maintenance Superintendent.

• Ability to work independent of direct supervision.

• Able to climb and work off of ladders that can exceed 15 feetat times.

• Must be able to shovel and remove snow when necessary.

PHYSICAL DEMANDS:*

• Constructed Hours: Monday through Friday, 8:00 a.m. to 4:30 p.m.

• Unconstructed Hours: Flex hours, as needed.

• Ability to climb on rooftops.

• Ability to work in and out doors, and withstand variations in weather patterns.

• Must be able to stand, walk, sit, stoop crouch, kneel, climb, balance, crawl, recline, twist, bend, reach to all levels, push, pull and lift up to 50 lbs.

• Withstand exposure to various noise levels, cleaning solvents, foul odors,

• and unprotected heights.

• Possess visual and hearing acuity (near, mid, far vision, field of vision and depth

• perception, frequently)

• Township owned vehicles, power tools, hand held tools, landscaping equipment, cleaning equipment and cleaning chemicals, ladders, various pumps and pumping systems, postal meter, and computers.
