Property Management Company is seeking a full-service real estate investment company that provides single-family rentals to international investors. We are currently seeking a qualified, knowledgeable Maintenance Coordinator to assist in our continued growth.

Job Duties
-Prioritize and dispatch work orders to external vendors
-Coordinate all submitted maintenance and respond to tenants' requests
-Ensure data, documents, photos, etc. are input into the appropriate system for estimate approvals; continually track status of data through completion
-Coordinate with the subcontractors and vendors to ensure all steps of the maintenance process are completed to ensure maintenance/repair issues are resolved within the scope of work and budget/bids pricing.
-Maintain current database of vendors, subcontractors, current costs/rates for both materials and subcontractors used.
-Research maintenance chargebacks to ensure they are valid and charged appropriately to the tenants account.
-Follow up with residents to ensure work orders and repairs are completed satisfactorily and in a timely manner.
-Manage work order process, prioritizing by type of job and localizing them by area for efficient allocation to maintenance personnel and contractors
-Coordinate with vendors and internal maintenance team to ensure timely and quality repairs

Qualifications and Skills
-3+ years Maintenance Coordinator experience is required
-Knowledge of renovation process and scheduling is required
-Experience with Microsoft Office required
-Network of subcontractors a plus
-Experience with Propertyware or similar software a plus
-Working knowledge of maintenance repair methods and equipment across disciplines (including electrical, plumbing, heating, air-conditioning, and carpentry) to analyze, troubleshoot, and have repairs completed.

Job Type: Full-Time
Hours: Monday-Friday, Weekend availability as needed

Pay: $50,000.00 - $60,000.00 per year
