Position Summary: The Lead Engineer reports directly to the Chief Engineer and maintains a good working relationship with the Senior Property Manager, Assistant Property Manager, and the entire engineering team. Area of responsibility ranges from tenant improvement, preventive maintenance, repair to all parts of the building, and management of engineers with oversight from the Chief.

The Lead Engineer must exhibit outstanding customer service and professionalism in all interactions with tenants, vendors, and Billingsley employees. Teamwork and collaboration are critical to this role.

Responsibilities

  • Oversees the operation and maintenance of all HVAC and MEP equipment under the direction of the Chief
  • Oversees maintenance program and the completion of workorders
  • Able to assist in routine maintenance as needed
  • Distributing/ensuring workorders are sent to the engineering team and that they are completed on time
  • Maintains all logs and permits to keep them up to date as required by law
  • Assist in training of engineers
  • Maintains a professional appearance and manner at all times while on company property and when visiting other properties
  • Oversite of inventory for the property
  • Develops and maintains positive tenant and team relations through prompt, courteous response to tenants and team members
  • Notifies the Chief of any personnel problems or issues that need to be addressed between team members

Requirements

  • High school diploma or GED equivalent
  • 3 years of experience in managing the mechanical, electrical, and plumbing operations for commercial properties
  • Experience in all areas of mechanical, electrical, life/safety, and plumbing operations in commercial buildings
  • Thorough understanding of BMS/EMS systems
  • EPA refrigeration license preferred
  • Capable of working in a fast paced environment
  • Able to meet deadlines
  • Service minded
  • Strong verbal and written communication skills required
  • Able to review personal and team member work for completeness
  • Strong time management skills
  • Must be able to handle multiple projects, changing priorities, and continually changing workloads
  • May need to work without advanced notice in emergency situations
  • Climb ladders and staircases
  • Lift/carry items up to 50 lbs.
  • May be required to travel with personal vehicle
  • Must have a valid drivers license
  • May be needed to cover on call list
  • OSHA 10 or 30 card preferred
  • Capable of reading and understanding construction plans
  • Thorough understanding of reading electrical schematics
  • Great critical thinking and problem solving skills
  • Able to operate manual and power driven tools
