Essential Duties and Responsibilities:

  • Manage and oversee a wide range of high profile laboratory design projects, including but not limited to critical involvement in the conceptual design, programming and schematic design phases of each project, identifying appropriate resources for each laboratory project as needed, and seeing project to completion.
  • Involvement in multiple laboratory projects, ranging from early concept and programming assistance, plan review to full project involvement from start to operational start up. Tasks could include, but are not limited to the following:
    • Provide oversight and assistance to internal and external project managers, ensuring the successful completion of laboratory construction.
    • Remain involved, as needed, in the project from inception through completion and operational start-up, depending on the local project management and laboratory operational resources available to these regional projects. This includes being available to respond to RFI’s and submittals during the construction phase as well as being a technical resource to the construction team through-out the life cycle of the project.
    • Involvement in laboratory space planning.
    • Develop and manage project budgets and schedules in collaboration with the Project Manager. Complete projects in accordance with Company approved budgets and schedules.
    • Provide oversight for consultant, design and construction contracts and ensure the obligations of such contracts are satisfied.
    • Understand the Company’s obligations as detailed in its lease and work letter agreements for assigned projects that are for a specific tenant
    • Communicate and interact with the Company’s tenants, contractors, architects, consultants, and other project team members.
    • Oversee, manage and direct outsource development and design management consultant services and activities as the project requires.
    • Assist tenants with recommending laboratory equipment/systems and coordinate installation of any equipment, assuring that all equipment requirements, including lab utilities and any safety requirements are met.
    • Provide critical space programming and planning review, with the ability to challenge the assumptions of the architectural and engineering teams and operational plan. Work with 3rd party consultants like EH&S to validate the physical design and how it will work with the operational plan. Make recommendations for both fixed and bench top laboratory equipment and specific brands/models to be considered. Requirements will vary dependent on the ARE product type, (e.g. ARE proprietary product, spec build, tenant build to suit, etc.) and the emphasis on the type of research that the Science & Technology team has identified as a primary focus when project is an ARE proprietary product.
  • Provide assistance, training, leadership and mentoring to regional Project Managers working on such projects. Open to performing direct project management role in other regions or helping create a ‘national’ team if necessitated.
  • Act as a resource to all ARE regions; candidate must have the ability to prioritize his or her involvement in any given project based on the specific needs of a project. This may require the ability to travel to a region on short notice while managing requests from multiple regions simultaneously.
  • Provide a mentorship support to all ARE colleagues working in the operational realm of proprietary projects to develop and support a continuing understanding of how these projects evolve on an ongoing operational level.
  • Prepare Project Status and Performance Reports.
  • Provide general support to other Operating Divisions of the Company, and participate in special projects, as needed and assigned.

Qualifications and Experience:

  • Bachelor's degree required.
  • Minimum 10+ years of related experience.
  • Prior laboratory bench experience required.
  • Prior experience in the design and construction of life science laboratories.
  • Ability to read and review architectural and MEP plans, use plan editing software (CAD or BlueBeam).
  • Prior experience in life science facilities management, engineering, maintenance, equipment repair, hazardous waste management and purchasing.
  • Knowledge of vivarium operations and design
  • Prior experience evaluating suitability of A&E teams for a specific project
  • Broad and working knowledge of laboratory equipment, experience procuring and installing laboratory capital equipment required.
  • Knowledge of life science facility MEP systems
  • Knowledge and experience working with building controls, laboratory HVAC systems, central vacuum, air and pure water systems, waste water processing systems, gas and cryogenic systems, and central laboratory support utilities
  • Basic knowledge of network systems and equipment
  • Prior experience applying for various operational permits, (local, state and federal).
  • Experience with NMR operation and/or installation desirable.
  • Prior experience or management of laboratory safety systems, equipment and PPE desirable.
  • Familiarity with hazardous materials maximum allowable quantities requirements is desirable.
  • Experience designing, constructing and operating multi-tenant lab facilities - ability to review and understand tenant leases and work letters
  • Ability to communicate clearly and understand disparate stakeholder values is critical to the success of this role
  • Ability to work collaboratively, across multiple teams and regions.
  • Ability to work in a fast-paced, flexible environment, multi-task, and prioritize effectively; strong verbal and written communication skills to interact with individuals at all levels.
  • Detail-oriented, organized, self-starter and ability to deliver timely and accurate results.
