A successful, growing, managment company is looking for a brilliant Engineer to join their team. The Engineer will oversee a commerial property in Lake Success, NY.

Responsiblities:

· Approve and verify the accuracy of service reports/work tickets and invoices - identify any discrepancies when overseeing contracted repairs

· Process tenant bills, overtime HVAC, and tenant extras

· Assist in the preparation and management of the annual operating budgets by submitting proposals and wish list items

· Successfully respond to all tenant requests/issues in a timely manner. Ensure that work requests are completed by the end of the business day.

· Maintain positive tenant relations and ensure satisfaction of tenants needs by meeting with and assisting tenants on a continual basis

· Promptly notify Property Manager of problems with building or site and recommend solutions, including leasing related concerns

· Monitor security-tenant access systems and perform lost card cancellation, billing, and reissuance with minimal supervision

· Assist Property Manager with building maintenance files and records

· Inspect property and maintain cleanliness of parking lot/garage, grounds, and tenant and common areas daily. Make recommendations for corrective action of building deficiencies

· Work closely with 3rd party contracting companies to ensure proper utilization of staff

· Closely monitor contracted repairs and maintenance for proper and efficient completion of work

· Monitor HVAC installations

· Handle everyday building repairs, e.g., replace acoustical ceiling tiles, spackle, miscellaneous carpentry, roofing, painting, flex and other minor ducts, plumbing including flushometer repairs and adjustments, and clogged toilets/urinals

· Monitor elevators for safe, proper operation and complete scheduled testing of safety equipment

· Meet with contractors, oversee work, and approve daily service reports/work tickets

· Process tenant work orders as described above under Tenant Relations

· Ensure that all emergency equipment is available and in good working order

Job Type: Full-time

Pay: $30.00 - $32.00 per hour
