Capital Projects Manager:
Under the direction of the Vice President of Facilities, this position supports and implements a comprehensive and cost effective program for Capital Projects through a personal "hands on" involvement at each property within an assigned region. This position provides oversight and involvement of capital projects including preparation of scopes, project oversight as well as due diligence inspections. The position will also assist with review and implementation of national policies and procedures which assure the physical asset, e.g., machinery, building and grounds, and servicing utilities, is optimally maintained in both appearance and function, and in compliance with all federal laws and regulations. The position requires extensive interaction and coordination with the Property Operations and Executive level employees.

*Essential Functions: *

  • Recognizes and implements company short-term and long-term strategies, relating to the planning, organization, control, and oversight of capital related projects within the company.
  • Supports the Company in the evaluation, validation and implementation of all Capital Projects proposed and approved for each property.
  • Assist in the review and preparation of the annual Capital Expense projects for the properties
  • Coordinates any Capital Project work utilizing companies Standard Policy and Procedures
  • Effectively communicate with Property Operations and Executive Team
  • Assist in the formulation and conceptualization of interior and exterior renovation programs during the due diligence and acquisition phase
  • Performs other duties as needed
  • Ability to travel to different geographical locations for work related assignments

Education and Experience:

  • 7+ years' experience in the Facilities/Maintenance Services environment managing personnel and a wide range of projects in multiple geographic regions.
  • Extensive experience in exterior renovation projects as well as new construction oversight.
  • Individual must be flexible and able to organize large volumes of paperwork
  • Excellent organizational an communication skills are required
  • Proficient in the use of Microsoft Word, Excel, and Outlook
  • Value-Add Exterior and Interior Multifamily renovations
