A Parkway Area Manager assures effective operation of specific facilities in a professional proactive manner. This encompasses surface lots and garages, owned and managed accounts. For managed accounts, there is also a day-to-day liaison with representative(s) of the managed account.

Responsibilities include, but are not limited to:

Maintain and troubleshoot all aspects of the automated equipment.

Ensures that all revenues are accounted for, and the proper rate structure is enforced.

Prepare annual budget for facility(ies). Reviews monthly profit/loss reports, analyzes variances, and develops reports. Manages active collection activities on accounts receivables.

Regularly reviews shift reports and void logs, and conducts audits to ensure all policies are properly followed.

Conducts periodic market surveys and makes recommendations to assure the competitiveness of pricing and services. Actively looks for ways to increase business.

Prepares written reports for Parkway management and/or applicable managed account clients as needed. Completes accident/incident reports in accordance with company policies.

Ensures that all shifts are covered by appropriate personnel as dictated by events, commercial interests, weather, operational needs, etc.

Handles unplanned Facility Emergencies (Manager is on-call 24 hours a day, 7 days a week).

Performs work of employees supervised as needed.

Conducts periodic inspections of lots and/or garages, ensuring facilities are safe and inviting to customers. Reports discrepancies to the appropriate person to ensure the resolution of any issues.

Supervisory Skills - Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work and work schedules; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Qualifications:

Education and/or Experience

Bachelor's degree from a four-year college or university; or two years related experience and/or training; or equivalent combination of education and experience. Business degree, accounting coursework, P&L, Certified Parking Professional (CPP) desirable.

Certificates, Licenses, and Registrations

Must have a valid driver’s license and the ability to drive a stick shift. Must have own, insured vehicle.

The employee must occasionally lift and/or move up to 50 pounds.

Strong verbal and writing skills are required. Ability to use Microsoft Office Suite with proficiency in Word, Excel, and Outlook.
