Great opportunity for a professional, ethical, and experienced property manager to impact the operation of a small but fastly growing property management company in the Detroit Metro Area and grow with the organization. Your voice will be heard (you are not “just a number” here).

We have properties all over the Detroit Metro area from Taylor - Detroit (west and east) - Allen Park - Roseville - Warren - Eastpointe - Highland Park - Hazel Park - Royal Oak - Ferndale - Sterling Heights - Grand Blanc. We have a large portfolio of single family homes as well as other multi-families and small apartment buildings.

The office location is in Troy (15 mile and Rochester Rd) which is where this position will work from.

Job Duties (but not limited to):

  • Reporting property & financial information
  • Assessing applications in accordance with anti-discrimination laws
  • Marketing and Advertising of properties (includes video posts)
  • Arranging contracts for maintenance, trash removal, landscaping, security and other ongoing services and managing disputes with service providers where appropriate
  • Coordinating with Maintenance
  • Assist with scheduling city and section 8 inspections
  • Investigating and resolving property complaints and rental violations
  • Manage the general operations (make processes more effective and efficient)
  • Assist in property turnovers, leasing, marketing, and move ins while maintaining a high level of occupancy for the property
  • Reviews reports for upcoming expiring leases and executes renewals as appropriate.
  • Respond to all resident requests or complaints in a timely, efficient and courteous manner.
  • Responds and communicates with owners.
  • Exercise common sense, good judgment, and consistency in day-to-day contact with residents and prospective applicants and in other business-related matters
  • Show properties if needed (not often but have to be willing to show properties to cover for other staff members including properties in Detroit)
  • Implement strategies for enhancing the value of assets, increasing revenue, and decreasing expenses.
  • General strategic planning.

Skills/Requirements:

  • Prior experience in residential property management (both single family homes and multi family experience is preferable)
  • Section 8 Experience Preferable
  • Technology orientated with experience in Real Estate CRM software
  • Ability to build electronic templates in CRM system (we use Appfolio) or confident in ability to learn
  • History of maintaining high occupancy, low turnover, and low delinquency
  • Interpersonal skills
  • Excellent written and verbal communication skills
  • Ability to act proactively, independently and with minimal supervision
  • highly organized, customer service oriented, and self-motivated, detail focused
  • Knowledge of federal, state, and local laws pertaining to property management
  • Experience in managing contractors, projects and staff

Education:

Active Real Estate License (have to switch brokerage to Golden Key)

High School Diploma or equivalent
