This job is a salary based, full time position with learning opportunities, investment opportunities, and career growth as the company expands. Compensation will vary based on experience and performance, but the target range is between $70,000 and $100,000 per year, with room for growth. Training will be included and necessary. As Project Manager, your role will be to manage flip and renovation projects of single family and small multi family properties. We work exclusively with investors and target experienced professionals in the Southeastern PA area (Chester, Delaware, Montgomery, and Philadelphia Counties). Our brand promise is to complete the project: On time, On budget, Hands Off so that the investor can move on to their next deal and hire us again!

This position requires proximity to our service area, and includes 3-4 work from home days per week. Access to the company office in Chadds Ford is available, but only required for regular meetings.

As Project Manager you are expected to:

  • Manage all aspects of renovation projects, from planning and budgeting to construction and final inspection
  • Develop project plans, timelines, and budgets, and ensure that all work is completed on schedule and within budget
  • Work closely with the Superintendent and subcontractors to ensure that all work is completed to the highest standards of quality
  • Monitor project progress, identify potential roadblocks, and develop contingency plans to ensure project success
  • Communicate regularly with clients, providing updates on project status and addressing any concerns or issues that may arise
  • Ensure that all work is completed in compliance with all applicable codes, regulations, and safety standards
  • Manage all project documentation, including contracts, change orders, and permits closeouts
  • Develop and maintain relationships with vendors, suppliers, and subcontractors to ensure timely and cost-effective project completion
  • Provide guidance and leadership to project teams, ensuring that all team members are aligned and working towards project goals

Job performance will be based on a Job Scorecard, a sample of which will be supplied during the interview. The two key metrics that measure success in this position are days ahead/behind schedule, and $$ over/under budget.

  • Ability to manage multiple projects simultaneously and prioritize tasks effectively
  • Experience managing budgets and controlling costs
  • Strong leadership skills to inspire, motivate, and guide team members to achieve project goals
  • Effective communication skills to clearly articulate project goals, expectations, and timelines, as well as listen and respond to feedback and concerns from team members, stakeholders, and clients.
  • Strategic thinking and ability to develop creative solutions to complex problems that arise during the project life cycle
  • Have a keen eye for detail, ensuring that all project deliverables are completed to the highest standards of quality.
  • Manage time effectively while juggling conflicting tasks and priorities
  • Adapt to changing circumstances and adjust project plans and timelines as necessary to ensure project success.
  • Manage team dynamics effectively, ensuring that all team members are working together towards project goals, and providing guidance and support when needed.
