SUMMARY

The Regional Marketing Director will be the primary marketing leader and point-person for the properties in their assigned regional portfolio. This position will be responsible for creating and implementing marketing plans for their properties and ensuring that marketing budgets are optimized in the most efficient and effective manner.

This newly-created Regional Director role will be primarily focused on the southeast but will also be responsible for 1 or 2 markets in other regions. The position could be based in any of the following southeast markets where Wood Partners has a development office: Orlando, Charlotte, NC, Raleigh-Durham, NC, Nashville, or Atlanta.

Essential Duties and Responsibilities –
Develop a customized marketing strategy and budget for each assigned property, based on the lifecycle stage (e.g., pre-leasing vs. stabilized) and the specific goals of stakeholders. Closely monitor and revise the strategy/budget over time in consultation with development partners or third-party clients based on changing market conditions and business needs.
Measure the ongoing success of all lead generation efforts at a property and portfolio level to generate the optimal volume of high-quality leads and property visits/tours at an efficient cost. Communicate results and recommended changes in spend and strategy to property teams, asset managers, and operations leaders on a regular basis.
For new development multifamily projects, partner with internal stakeholders and external agencies to lead the naming and branding process and implement the branding across all key deliverables (website, collateral, etc.). For third-party management transitions, lead the rebranding / renaming process, as needed.
For new development and third-party management transitions, lead efforts to complete set ups and integrations with all lead generation platforms and marketing technology tools including:

  • Internet Listing Services (ILS)
  • PPC and SEO
  • Lead generation tools
  • Marketing communication and automation tools
  • Interactive site maps
  • Virtual tours
  • Serve as the primary contact with all marketing vendors, including branding, lead generation, and website agencies. Act as liaison between these vendors and the property teams.
  • Direct external agencies and partners to develop new property websites and oversee, manage, and enhance the websites on an ongoing basis.
Work closely with the property teams to provide marketing and lead generation training and recommendations. Maintain excellent communication with property teams to ensure all public-facing information about the property is accurate and updated.
For third-party management sales pitches, research the marketing opportunities for the target property and develop a recommended marketing strategy. Present the marketing section of the pitch to potential client via either a virtual or in-person meeting.
Travel to visit assigned markets on a regular basis to ensure familiarity with properties and submarkets and develop relationships with property and regional teams. During normal conditions, travel will average 10-20% (e.g., a few days per month).

REQUIRED QUALIFICATIONS

Experience:

  • Bachelor’s degree in marketing or related major
6+ years of experience in B2C marketing, preferably focused on direct marketing and lead generation.
3+ years of experience in multifamily / property management marketing. Experience with a variety of property types is strongly preferred, including lease-up, stabilized, owned and third-party managed.

Skills and Knowledge:
Hands on experience and understanding of various lead generation platforms - including PPC, ILSs and social media – and how to effectively allocate marketing tools/strategies to achieve goals.
Experience with the marketing functionality in complex CRM software systems – hands-on experience with Yardi is ideal, but experience with any similar multifamily platform would be valuable.
Hands on experience and understanding of branding and brand management, including experience partnering with brand marketing agencies.
Strong analytical skills to evaluate the leasing needs of each property and determine the best combination of lead generation efforts to cost-efficiently achieve the property’s business objectives.
Strong verbal communication skills.
Ability to provide creative direction and guidance to those outside of marketing roles.
Strong creative, strategic, and organizational skills, and an excellent attention to detail.
Ability to work cross-functionally with Wood Residential team members and key partners and stakeholders from Wood Partners and our third-party management clients.
Experience managing locations across multiple markets/geographies and working with a geographically dispersed team.
Excellent time management skills, including an ability to juggle and appropriately prioritize multiple, time-sensitive projects at the same time. Ongoing communication to set expectations with key stakeholders is also essential.
A desire to take initiative and a strong sense of self-motivation, while also being highly collaborative and team oriented.
