Job opening: Marketing Coordinator

Location: On-Site - Charleston, SC

Primary Responsibilities: The Marketing Coordinator develops creative materials and implements strategy in accordance with Conrex’s marketing initiatives, as well as facilitates communication across departments. Through the Marketing Coordinator work, Conrex intends to increase rental occupancy, broadcast the company’s brand, enhance customer relations, and have efficient processes within the company. This includes utilizing social media to increase effective communication and brand exposure among potential customers. Their work involves technical marketing knowledge, project management skills and creative writing capabilities to meet the company’s goals. In addition, the coordinator supports operations and Customer Service/Operations KPI reporting functions as well as monitors and communicates performance metrics.

Skills & Competencies:

  • Prefer experience with property management software. RealPage, and/or MRI
  • Proficient in Microsoft Office, Google Applications and Social Media Platforms including Facebook, Instagram, LinkedIn, etc.
  • Thorough knowledge of property management software systems such as MRI.
  • Extensive computer software skills such as Excel and other Microsoft products.
  • Ability to create and give guidance in the areas of marketing presentations.
  • Strong acumen for marketing data evaluation and presentation.
  • Able to be flexible and adapt to changing schedules and deadlines.

Qualifications:

  • Bachelor’s degree in Business/Marketing related field or equivalent skill/experience
  • Intermediate experience with Microsoft Office applications, including Teams, Word, Excel, Outlook, and PowerPoint; and Adobe Creative Suite experience preferred.
  • Experience with external documents such as newsletters, email blasts or demonstrated equivalent writing skills, marketing, targeted marketing, especially paid and organic.

Essential Job Functions:

  • Drive social media connections with higher frequency and relevant content on Company Website, Facebook, Instagram, TikTok, etc. (Relevant Social Media Platforms)
  • Analyze performance on social platforms by market and provide weekly reporting of reviews/results to Director of Leasing and VP of Marketing and Leasing to be distributed to senior leadership.
  • Monitor online reputation and respond to resident reviews and ratings including Better Business Bureaus.
  • Manage social media reputation software and monitor results by market.
  • Work in conjunction with the Conrex Operations Center to respond to resident reviews and ratings as provided.
  • Coordinate with software provider for website updates.
  • Follow latest trends; make recommendations to test innovative ideas that align with business goals.
  • Address markets that need an increase in marketing by providing best practice marketing and social media suggestions.
  • Assist in detailed marketing campaigns specific to project type (for both lease-up stabilized and stabilized homes).
  • Complete marketing package design from conception, to lease-up and stabilization.
  • Develop marketing materials and opportunities for grassroots marketing.
  • Set up, maintain and continually improve the Conrex brand.
  • Inform Operations team of promotions, incentives, and initiatives taken by the Marketing team to decrease time on market and increase stabilization.
  • Set up meetings with key members of Operations Team as needed to ensure effective communication across departments.
  • Compile a list of properties advertised as eligible for Section 8.
  • Provide newsletter to provide communication across departments as needed.
  • Supervise and manage advertising vendors for print and web projects
  • Review all published items associated with Conrex and make sure it aligns with the Conrex vision, mission, core values and branding.
  • Arrange company sponsorships and prepare items for sponsored events.
  • Compile list of pertinent details relating to feedback from all online channels.
  • Develop relevant data breakdown when requested or at end of year to show marketing and business practice effectiveness.

Key Metrics & Responsibilities:

  • Increase engagement by agreed upon metrics via Facebook, Instagram, and other relevant platforms
  • Respond to messages and reviews within 24 hours
  • Increase Google and BBB star rating by agreed upon metrics
  • Use measures to ensure the metrics for maintaining online reputation do not decrease (ie- Facebook “likes”, Instagram followers, Google star rating)

Physical Requirements:

  • Capable of working extended hours, including evenings, weekends, and holidays as necessary.
  • Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.
  • Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, including the exchange and receipt of information over the telephone.
  • Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying, and moving objects that can weigh up to 25 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary.
  • Must be able to interact with all types of individuals, be mentally alert, detail-oriented, and with good reasoning skills.
  • Must be able to work in small and confined spaces for extended periods of time.
  • Must have finger dexterity for typing/using a keyboard.

  • Must be able to work on more than one assignment at a time with frequent interruptions, changes, and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employees must remain alert to working conditions and aware of safety, health, and environmental concerns.
  • Must be able to work effectively and cheerfully in an environment that may be stressful due to adversarial situations resulting from the proper performance of duties.
  • Must be able to work in the office as regularly scheduled.
