The Position

Roncelli, Inc. is currently seeking a full time Pre-Construction Manager with that will lead and manage Pre-Construction efforts on assigned projects requiring Pre-Construction Services. Provide proper direction and support to other members of the Pre-Construction Team (Estimator, Project Manager, Superintendent, Scheduler and Design/Engineer as applicable).

Required Skills and Knowledge

• Education: Bachelor’s degree in engineering or architecture. Familiarity with web-based project management, CADD, BIM and project cost tracking software.
• Experience: 15 years of experience with A/E firm and construction management firm or general contractor.
• Strong team leadership skills.
• Strong written and oral communication skills.
• High level of knowledge of architectural and various engineering discipline construction functions.
• Extensive knowledge of construction including project management, constructability, scheduling, etc.
• Knowledge of major project cost drivers and schedule drivers.
• Strong computer skills are a must. Microsoft Suite/Office 365, Project, Procore

Role and Responsibilities

• Coordinate and support Estimating and Business Development as required during Proposal Development of a project.
• Review owner criteria scope of work. Provide enhanced definition as required to better define subcontractor scope of work and proposal / price development.
• Communicate directly with key subcontractors to further define scope of work, clarify proposals and pricing.
• Coordinate and support project Estimator to ensure a complete Project Pricing for Proposal Submission and Estimate Updates as required to meet project requirements.
• Communicate with A/E(s) to define scope of work, project involvement, staffing, proposal and pricing.
• Communicate with specialized sub-consultants to define their scope of work, project involvement, staffing, proposal, pricing and overall integration into the project team. Examples of this type of sub-consultant includes:
  • Commissioning Agent
  • Electrical Consultant for specialized studies (arc flash, load coordination, overcurrent & bracing, etc.)
  • Compressed air and other utilities study
  • Structural analysis
• Coordinate with Estimating to develop a preliminary project schedule and general condition project costs associated with Pre-Construction efforts including design, engineering, construction and close-out.
• Lead efforts in the creation of the project narratives, basis of design, significant voluntary alternates, definition of A/E and sub-consultant involvement, etc.
• Provide project design constructability and logistics reviews to ensure the best means and methods for the project in collaboration with the project manager and superintendent.
• Participate and support Estimating in Trade Contractor Bid and Award Process.
• Assume leadership role in Design Review Meetings including coordination with Owner’s Representative, Architect, engineers, project management and subcontractor teams.
• Lead the BIM process (as applicable based on project requirements) during all phases of the design process.
• Oversee the design schedule to ensure critical deliverables meet milestone schedule dates.
• Lead the Value Engineering process, including the construction cost savings through issuance of Change Orders.
• Coordinate with Estimating to provide milestone Construction Cost Projections Estimates for budget compliance.
• Available to support the Construction Phase project management staff as required for resolution of engineering issues.
• Review and support any significant subcontractor requests for substitutions.
• Involvement in A/E coordination of major bulletins and field orders. This includes coordination with Estimating for pricing and quotations.

The Location

Roncelli is headquartered in Sterling Heights, Michigan, however, this position will require travel to jobsites that can vary throughout Southeast Michigan.
