JOB DESCRIPTION:

This position is a pivotal one at our properties. The Maintenance Team helps to achieve high levels of tenant satisfaction by performing maintenance duties to ensure that all the mechanical functions and physical condition of the property, apartments and public spaces are working properly and safely as intended. This position will also perform preventative maintenance to ensure safe and efficient operations of all buildings furniture, fixtures and equipment. It is preferred, but not required, that the candidate will live on property.

CORE DUTIES/RESPONSIBILITIES:

· Complete all general maintenance requests, ensuring timely completion, thoroughness, standard of quality and cost effectiveness

· Visually inspect and operate, maintain and repair all building equipment including electrical, fire, baseboard heating, wall unit a/c, plumbing, roofing and structural venues

· Ensure that scheduled maintenance is completed according to schedules set by the Property Manager

· Provide quick and professional response and service to all tenant calls, particularly when the tenant is present

· Maintain security of all keys, radios, tools and other assigned and department property

· Work various shifts as needed

· Visually inspect, monitor, maintain and test all emergency and life safety systems

· Assist with general cleaning duties including but not limited to; apartment turnovers, all exterior public areas, all interior public areas, laundry rooms, club house and general use facilities.

Other Supportive Functions:

· Make emergency repairs to plumbing and other building equipment.

· Due to the nature of the business, the candidate may be requested to do other property related functions as assigned by the Property Manager

Desired Qualifications and Minimum Requirements:

· Knowledge of OSHA standards and application

· Knowledge of local fire codes and interior fire alarms

· Knowledge of plumbing, electricity, landscaping, and painting

· Skilled in the use of hand tools

· Ability to perform duties within extreme temperature ranges and high noise

· Ability to perform duties within confined spaces

· Ability to access, input and obtain information using a computer system

· Basic English language communication and mathematical skills in order to comprehend job assignments

· Ability to grasp, lift, or carry items weighing up to 80lbs

· Ability to remain alert throughout the duration of shift and remain calm during emergencies

· Ability to perform tasks requiring bending, stooping and kneeling

· Ability to push and pull objects or materials weighing up to 100lbs

· Ability to climb stairs and ladders, working at heights and at times overhead, while standing on ladder or stairs

Education:

· Any combination of education, training or experience that provides the required knowledge, skills and abilities. English language communication and mathematical skills in order to comprehend job assignments and assist tenants and their guests.

Experience:

Minimum of one year experience as a maintenance person preferably at an equivalent property or operation.

Licenses or certificates:

CPR Certification and First Aid Training is preferred.

Insured Vehicle and Valid Driver’s License.

Ability to obtain any government required license or certificate.

Job Type: Full-time

Pay: $13.00 - $15.00 per hour

• Weekend availability

• Shelbyville, IL: Reliably commute or planning to relocate before starting work (Preferred)

Experience:

• Landscape maintenance: 1 year (Preferred)

License/Certification:

• Driver's License (Preferred)
