We are seeking a highly motivated Maintenance Technician II to join our awesome team here at Fairlawn! The overall objectives for this role will be to ensure all assigned maintenance and services activities are being addressed in an organized, high-quality, and efficient manner while providing top-notch customer service.

What will you do?

  • Directly handle a wide range of maintenance repairs including plumbing, appliances, electrical, or carpentry; recommend outsourcing tasks to external vendors as necessary
  • Handle residence turnover including direct participation in turning units, obtaining bids from subcontractors, and small renovation projects
  • Repairs cabinets, doors, frameworks, floors, or other wooden fixtures used in buildings, using hand tools, or power tools.
  • Maintain good rapport with current and prospective residents
  • Follow company policies with regard to gaining necessary approvals for any large maintenance tasks/expenditures
  • Complete maintenance requests in a timely manner and document time, expense and results
  • Regularly assess the property for safety and preventative maintenance opportunities
  • Comply with all OSHA regulations and any applicable laws regarding health, safety or environment
  • Assist the Maintenance team in developing methods and procedures to improve facility efficiency and workflow
  • Serve as one of the emergency contacts for the communities / Availability to be on-call and assist in after-hours emergency situation
  • Learn and comply with all Fair Housing rules (we provide training!)
  • Pivot, roll up your sleeves, and jump in where needed!

Requirements:

Who are you – We’d love to hear from you if you:

  • Have at least 2 years of maintenance experience, preferably in carpentry or plumbing
  • Willingness to train new team members and gain certification
  • EPA and HVAC Certified (or willing to obtain within 6 months of hire)
  • Are proficient with relevant technology and can easily adapt to changing technology
  • Ability to follow safety protocols related to job duties
  • Safely use tools and resources for the job, including power tools
  • Have the ability to give and receive real-time feedback with a positive mindset
  • Have excellent written and verbal communication skills
  • Have superior attention to detail, high energy and positive attitude

Some things you will need:

  • Valid driver’s license and dependable vehicle.
  • Availability to be on-call and assist in after-hours emergency situations
  • Ability to arrive at the property within 40 minutes for emergencies when on call
  • Availability to work longer hours and weekends during market turnover in July and August (specific dates vary from year to year)
  • Must be able to perform the physical functions of the position, including but not limited to: the ability to walk properties, ability to lift 50+ lbs on a regular basis
