Reports To: Maintenance Director
Supervises: N/A

BASIC FUNCTION
The Maintenance Assistant is responsible for the physical upkeep and maintenance of both the interior and exterior building(s) and surrounding property. The goal is to maintain the building and its furnishings and finishes in good repair and ensure all systems follow applicable safety and fire regulations and federal, state and local building codes to ensure a safe, comfortable environment. Adheres to customer service philosophy by providing excellent customer service to residents and their families, and Team Members.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Provide a high level of customer service to residents and Team Members by achieving the standards as outlined in the MG
Cares program.

  • Perform general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, fire and sprinkler equipment, H.V.A.C., landscape, carpentry work, painting, and equipment repair.
  • Must understand and have knowledge of Material Safety Data Sheets (MSDS)
  • Ensure that walls, floor coverings, doors, windows, furniture, woodwork in the common areas of the community are properly maintained and repaired.
  • Must have basic prep and painting abilities
  • Repair and maintain vacated rooms in a timely manner which includes painting walls and cleaning carpets.
  • Responsible for all in-house plumbing, e.g. sinks, toilets and bathtubs.
  • Responsible for minor electrical work within units and in common areas, e.g. light switches, wall outlets, garbage disposals, etc.
  • Responsible for painting of all apartments and common areas.
  • Repair, clean and maintain all carpet, floor coverings and furniture.
  • Responsible for completing all work orders in a timely manner – noting any other work completed at the location but not listed on work order.
  • Document safety issues as well as physical plan deficiencies related to local, county, state and federal guidelines.
  • Assist MS in preventative maintenance and cleaning of the community vehicles (busses and cars, vans).
  • Assist with training and development of safety procedures and hazard communications.
  • Responsible for any other duties as assigned by the Maintenance Supervisor, Regional Maintenance Supervisor or

General Manager.

  • Responds immediately and appropriately to all accidents and emergencies, based on established protocol.

JOB QUALIFICATIONS

Education:

  • High school diploma or equivalent preferred.

Experience:

  • 1-3 years related experience or training; or equivalent combination of education and experience required.
  • Demonstrated knowledge of building maintenance, electrical, mechanical, painting, plumbing, floor care, heating and HVAC skills.
  • Prefer knowledge of fire suppression & irrigation systems.
  • Prefer motor vehicle maintenance ability.

Other Knowledge, Skills, Abilities or Certifications:

  • Must be able to communicate in written and spoken English.
  • Must be a respectful and reliable team player.
  • Must be able to work independently.
  • Must have compassion for and desire to work with the elderly.
  • Must be able to work evenings and weekends as necessary.
  • Must have basic computer skills.
  • Regular and timely attendance.
  • Must be at least 18 years of age.
  • Must be able to obtain First Aid and CPR certification within 30 days, where required.
  • Must meet standard requirements such as background checks, drug screening, physical, and TB testing, where required.

PHYSICAL DEMANDS
The physical demands and work environment described below represent the activities and surroundings of the position:

  • Must be able to lift up to 60 lbs. on a frequent basis and 100 lbs. on an occasional basis, push/pull up to 40 lbs., carry up to 30 lbs. for up to 100 yards, and constantly stand and walk.
  • Must be physically able to climb stairs and ladders. Must be able to climb on top of and walk on a roof.
  • Must be able to work within crawl spaces.
  • Other Physical Requirements: While performing the duties of this job, the employee is regularly required to use hands to handle or feel; talk; see; and/or hear.
  • This job requires occasional stooping, bending, twisting, crouching, kneeling and crawling.
  • Specific vision abilities required by this job are close, distance, color and peripheral vision; depth perception;
  • This position is frequently required to communicate with clients and Team Members through talking and listening.
  • Must be able to smell as necessary to discern resident’s needs and/or building emergencies.
  • Must be physically able to handle, grasp, and reach frequently throughout the workday.

MAINTENANCE ASSISTANT

All positions are required to follow the focus of our Falls Policy which states the following:

_911 must be called for medical evaluation if the resident has a visible injury to the head or complains of headache or vision problems or is not acting as they normally do within 24 hours of the fall. If the resident’s emergency contact is present with the resident and the resident prefers they take them immediately to be evaluated medically, this would be acceptable in place of calling 911. We will not wait for the emergency contact to arrive if they are not already at the community. The head includes any part of the body above the neck. Even if no head injury is apparent, there may be a serious injury requiring medical attention. *
