Key Objective(s): The main purpose of the Specialty Leasing Manager is:
  • To locate, evaluate and develop potential Retail Development tenants and income-generating opportunities for the shopping center(s), both communal area and temporary inline, negotiate Leases Agreements to achieve financial objectives of the property, refer prospective tenants for approval, and coordinate RDP administration and tenant presentation. The incumbent will have oversight for multiple properties as assigned and will assist with departmental training needs and national/regional deal making.
Primary Responsibilities:
  • Locate, identify, evaluate, and recommend potential Retail Development Program (RDP) tenants for both communal areas and inline vacancies.
  • Review publications, attend trade shows and canvass the area to identify retailers that would be potential tenants.
  • Develop and maintain relationships with prospective and existing RDP tenants.
  • Evaluate prospective tenant references, sales performance history and merchandise presentation (if needed), as well as the tenant’s potential contribution to revenue and product mix.
  • Negotiate RDP Lease Agreements
  • Generate RDP income for the shopping center.
  • Establish RDP rent guidelines and income objectives for the property based on analysis of sales, permanent leases, and income goals.
  • Negotiate Lease Agreements and submit/input tenant information, terms, locations and use clause for approval by SLM
  • Support/assist SLM with in-line leasing efforts
  • Report to and work with the Divisional Vice President of Specialty Leasing to achieve property and overall RDP program goals and objectives.
  • Submit regular weekly reports to identify deal making, revenue goal achievement and other program status.
  • Assist Divisional Vice President of Specialty Leasing in identifying and completion of RDP national tenant deals.
  • Coordinate RDP-related administrative duties with Mall Managers and Property Management staff.
  • Coordinate completion of Lease Agreements, RDP Program administration and RDP tenant setup.
  • Monitor rent collection, income transmittals, and the accurate processing of Lease Agreements.
  • Monitor monthly and quarterly property and Home Office RDP income and expense reports.
  • Analysis category sales and temporary tenant sales to determine successful individual and category merchant types. Identify poorly performing RDP tenants and de-leasing opportunities.
  • Assist in budgeting, design and purchase of RDP equipment and fixtures. Participate in identifying proper placement of RDP locations within the property.
  • Coordinate the development and implementation of advertising, marketing, and collateral programs for RDP.
  • Assist tenants with the visual presentation process and prepare necessary documents to get the tenant together with the visual department. If necessary, work as a liaison between tenant and the visual personnel.
  • Act as a trainer/mentor for SLA’s and SLR’s
  • Act as a key resource for the RDP program. Troubleshoot and help develop action plans to maximize RDP performance portfolio wide.
  • Manage SLA’s first year orientation and training. Help new hires learn SLIM, reporting and approval processes, canvassing strategies, and leasing skills.
  • Assist with ongoing training of SLR’s.
  • Assist in the development and implementation of new RDP projects.
  • Perform other duties as assigned.
Desired Qualifications:
  • Bachelor’s degree in a business-related discipline
  • 2+ years of general business, sales, leasing, or retail experience.
  • Exceptional knowledge of temporary leasing, procedures, and policies.
  • Basic math and accounting skills.
  • Proven history of exceeding RDP income goals for assignment.
  • Experience with SPG’s budget process.
  • Well-developed interpersonal and negotiating skills.
  • Effective oral and written communication skills.
  • Resourcefulness, creativity, and well-developed awareness of design principles.
  • Some overnight travel may be required.
