In 1995 we started our first middle school, KIPP Academy, in The Bronx. Our goal was to graduate students with the strength of character and academic abilities needed to succeed in high school, college and beyond – and in so doing, to prove what is possible for all students. Today, our New York City network is comprised of eight elementary schools, nine middle schools, one high school, and KIPP Forward, a comprehensive support program for our alumni. KIPP NYC Public Schools currently serves more than 9,350 students and alumni and has a staff of more than 850. KIPP NYC is continuing to grow and opened two new middle schools and an elementary school August 2021!


Job Description


Position Overview

Over the next several years, KIPP NYC will develop a portfolio of private real estate facilities serving five schools (two elementary schools, two middle schools, one high school). To lead this major facility expansion, KIPP NYC is building a Real Estate team of mission-driven and entrepreneurial real estate operations, development, and finance professionals. The KIPP NYC Real Estate team will be responsible for ensuring the leasing, acquisition, development, financing, and renovation of high-quality facilities for KIPP NYC’s schools.

The Assistant Project Manager, Real Estate Development role is an ideal opportunity to develop the skills and experience necessary for a career in real estate development. This role will support the operating needs of the completed facilities and may involve dynamic and fluid collaboration on various projects. The Assistant Project Manager, Real Estate Development will directly report to the Director of Real Estate Development and will work closely with the Senior Managing Director of Real Estate Development and the Chief Real Estate Officer.

Key Responsibilities

  • Manage project and team meeting communications, including minutes, scheduling, and action items
  • Maintain relationships between school leaders, project team and vendors, including communications, requests, and information flow
  • Regularly visit sites to visually document progress
  • Manage vendors, including vetting, information requests, and invoices
  • Actively support and contribution to the successful completion of all projects, including budgets, and timeline
  • Review and manage construction documents, change orders, submittals and other technical supports
  • Review payment applications and requisitions
  • Manage project closeouts and punch list items

Qualifications
  • Bachelors’ degree, required; degree in architecture, construction management, or real estate, preferred
  • 2+ years of work experience; experience in architecture, school operations, construction, real estate development or related practices with an understanding and knowledge of project management, highly preferred
  • Strong financial analysis and budget management skills
  • Strong analytical and problem-solving skills
  • Strong communication, influencing, and negotiating skills
  • Ability to work well in a team
  • Very strong organizational skills; obsessive attention to detail and follow-through
  • Ability to thrive in a fast-paced, entrepreneurial environment; flexible, able to work autonomously as well as take direction as needed
  • Strong proficiency in MS Office (Excel, Word, Outlook, PowerPoint, internet research, etc.)
  • Adobe Create Suite (InDesign, Illustrator, and Photoshop), and AutoCAD are a plus

Compensation and Benefits:

KIPP NYC offers a competitive salary ranging from $97,850 - $112,270. Salary ranges at KIPP NYC are standardized based on role level and role function. Individual salaries are determined through a lens of equity, accounting for years of experience relevant to the role and scope of responsibilities, and are benchmarked against others within the same salary band.
