Job Description

1. Job Title: Business Development Manager

Non-Exempt – Full Time

2. Department: Business Development (BD)

3. Scope of Responsibility: Responsible for Hotel achieving revenue goals through aggressive & professional sales activities.

4. Employee Manual: All employees must completely understand the requirements of their job. Prior to being assigned to the position, a complete understanding of the Employee Manual is necessary since the person holding the position will be subjected to the rules and regulations listed in the manual.

5. Essential Tasks:

a. Meet or exceed budgeted revpar goal

b. Provide necessary detailed information about LNR (local accounts), CNR (Corporate Accounts), SMERF accounts relative to generating the Quarterly Revenue Forecast.

c. Recognize short term fluctuations in revenue achievement. Direct selling efforts to compensate for needs

d. Prepare Marketing action plan each year in October for following year including:

i. Complete Competitive Analysis

ii. Market Action Steps by Segment and month

iii. Budget for Marketing expenses e. Communicate with Guest Service team regarding all CNR, LNR, & SMERF, Top 10 Accounts, and Top 100 guests.

f. Complete weekly sales department report by Friday at 5pm of each week

g. Identify Profitable market segments and create action plans to maximize their potential.

h. Achieving an acceptable close rate in sales pipeline for CNR, LNR, and SMERF segments

i. Demonstrate commitment to superior guest service through personal response to guest needs.

j. Design, Coordinate with GM & Director of Business Development advertising, public relations, and promotional campaigns for hotel.

k. Executing WHM Business Development Core Processes to achieve Revenue/RevPar Goal

l. Being present to sell to inhouse groups by welcoming CNR, LNR, and SMERF guests at breakfast / checkin.

m. Canvas all potential business sources within local area qualifying them as potential clients

n. Utilize Delphi platform for documenting all sales work and activities.

o. Work breakfast shift 730am-900am one day a week (Preferably Monday – Thursday) to get leads and thank guests for their business. Alternate between properties in coordination with Marketing representative

p. Engage daily/weekly with Hampton Inn Sales related webinars. If you can’t make the schedule watch the replays.

q. Take breakfast “on the road” three times a month to existing and potential clients.

r. Schedule at least 3 site visits per month for clients to experience our hotel and/or breakfast.

s. Take Director of Sales & Marketing on at least 1 sales call, zoom meeting, online sales presentation per week.

t. Take General Manager on one sales call, zoom meeting, online sales presentation a month.

u. Conduct semi-annually competitive analysis for comp set designated in STR for each property.

v. Assist in the Annual Marketing planning for the CNR and LNR market segments as well as competitor audits.

w. Communicate with Marketing coordinator on any VIP arrivals requiring baskets, notes, etc. for the day.

x. Provide quarterly budget for Corporate accounts to Director of Sales & Marketing by the 15th of the month preceding a new quarter.

y. Annually review LNR production to determine if discount is in alignment with volume. Renegotiate with companies where this is out of line. Keep signed annual contracts on hand in an organized fashion.

z. Attend weekly Level 10 Sales & Marketing meeting

aa. Plan Quarterly Sales Blitzes specific to the LNR and CNR segments.

bb. Keep up to date with brand specific sales strategies

cc. Any other task deemed necessary by the Director of Sales and Marketing

dd. As a professional, the Corporate Accounts Representative is expected to start work no later than 7am-9am each day and finishing work in 8 hours-time. Adjustments for evening events and client functions need to be communicated and requested with Director of Sales and Marketing.
