NG Corporate, LLC has an immediate opening for a Facilities Manager at our Charlotte, NC headquarters location. This position will report to the Director, Labor Relations.

Job Summary:

This position provides complete and efficient building services for National Gypsum Company’s Corporate Office and Technical Innovation Center, ensuring continuity of operations with safe and comfortable facilities for all employees. Results are achieved through individual responsibilities, as well as through the management of the Facilities management staff.

Major Job Responsibilities (not all inclusive):

· Manage the maintenance and repair of the Rexford and Carnegie facilities, to include: computer room and phone Halon suppression, building alarm systems, emergency lighting, onsite security, janitorial services, trash removal, landscaping, adverse and inclement weather situations, HVAC services, facility electrical and UPS equipment. Engage the services of outside contractors as needed.

· Conduct studies and create reports that have an influence in management decisions on office facilities and furnishings; including layout and arrangement to properly house the present and predictable future needs of the operating departments

· Oversee the surveillance and protection services for the Corporate and TIC offices

· Supervision of the janitorial maintenance of the Corporate and TIC office environment ensuring a neat and orderly facility and efficiency in operations

· Manage inventory for the building first aid program which includes maintaining up-to-date first aid supplies and soliciting and providing classes for first aid/CPR volunteers in office

· Maintain a current building evacuation procedure booklet which is distributed to all employees and coordinate the training of evacuation marshals with the assistance of the local fire department

· Maintain emergency records that contains quick contact information for National Gypsum Company

· Manage the weekly, quarterly and semiannual building service agreements, which include bathroom sanitation, trash removal, air filtration service, air compressor, UPS /motor generator/ switchgear maintenance, pest control, landscaping, computer room /telephone room halon, emergency building lighting and HVAC maintenance

· Manage the planning, preparation and maintenance of the total operating budget for the FM department so that all costs are within established guidelines

· Stay current on the latest equipment and techniques in building management, security and janitorial maintenance

· Other duties as assigned

Qualifications:

· Minimum of Associates degree in Facilities Management, Engineering, or related field; or equivalent professional certification and work experience

· 5+ years of experience in facilities management positions

· Strong written and verbal skills with the ability to effectively communicate across the entire organization

· Maintenance abilities to identify and correct various problems within the building (electrical, HVAC, plumbing)

· Experience in purchasing office furniture and equipment

· Must have working knowledge of office space planning and set up, skills in general contracting to organize and coordinate office renovations with various sub-contractors

· Ability to react quickly and efficiently to emergencies related to an office environment (whether a mechanical or physical emergency)

· Computer skills in Microsoft Word, Excel, PowerPoint, Outlook, Security access software, Energy Management, and AutoCAD
