WHAT YOU’LL DO

As the Director of Development (Multifamily), you will work independently yet collaboratively with many internal teams to develop Market Rate apartment communities. You will oversee the initial feasibility and zoning efforts, direct and manage the site and building design, and then support Properties Construction and Apartment Living Operations until final lease up.

  • Collaborate with internal teams to confirm the project concept and design that is consistent with the identified brand including initial land plan, building, amenity, and apartment home designs
  • Collaborate with Properties Construction for estimated construction costs and with Apartment Living Operations on product programming to remain within budget and estimated operating costs
  • Validate information from land acquisition and market comp analyses for projects
  • Validate the inputs on the initial proforma for each new project; once a project is approved for final design, work with Finance to update proforma
  • Coordinate project budget Estimates with VP of Properties Construction and prepare all project related information to support the finance loan efforts
  • Lead design efforts to achieve permits and site plan approvals
  • Confirm choices of feasibility consultants
  • Negotiate and execute power, phone, cable service agreements and manage the design for these services
  • Coordinate transfer of responsibilities of plans and approvals from development to construction and ensure design meets the requirements of the local municipality and operational/marketing objectives for the new project as well as compliance with Fair Housing and accessibility requirements
  • Maintain solid relationships with all internal teams including land acquisition, operations, construction and finance and accounting
  • Prepare and present reports for Final Design and Final Land Closing IRC reports
  • Assist as needed with Properties Construction for Construction IRC reports
  • Oversee, manage, prepare, and update comprehensive project schedule and budget until transfer to Properties Construction
  • Review and approve invoices for project as necessary
  • Manage design changes from original concepts and securing all approvals to meet development objectives until transfer to Properties Construction
  • Negotiate land use agreements with adjoining property owners
  • Review current operations and processes to incorporate continued improvements in future communities

REQUIREMENTS

  • Four-year degree in business, real estate, construction, planning, or a related field
  • Minimum of 7 years of experience in the real estate or construction industry with 5 years of experience in multi-family development
  • Collaborative, highly organized, and analytical with a strong work ethic that can perform multiple tasks with minimal supervision.
  • Strong communication skills, both verbal and written
  • Self-directed, adapts to changing priorities and can successfully perform to the desired level working independently as well as with a team
  • Computer experience with Microsoft Word, Excel, PowerPoint, and Project; experience with GIS research, Procore, LandVision, Zonda, Yardi and CoStar a plus
  • Demonstrated experience in planning, zoning, and approvals specific to multifamily development
  • Experience directing design consultants to produce construction plans and specifications
  • Working knowledge of Fair Housing, ADA, ANSI
  • Experience with HUD loan processing a plus; must have experience working with lenders and submitting necessary documents for the processing of loans
  • Must possess and maintain a valid state driver’s license
