Construction Superintendent

Premier Properties by Red Moon (PPBRM) is seeking a qualified superintendent to manage the site work of high-end residential projects in Lake Havasu City, Arizona. Duties and Responsibilities

· Direct the production of all high-end residential projects assigned.

· Supervise, coordinate, and support project subcontractors and vendors.

· Ability to manage and supervise PPBRM employees such as superintendents, foremen, carpenters, and labors.

· Will facilitate/manage the opening, closing, and security of each job sites daily.

· Facilitate and or manage maintaining a daily site log (written and archived) of activities on each site

· Help build and then manage and maintain all project schedules on a weekly basis. Provide weekly schedule updates to superiors.

· Will manage CO’s, including written documents and properly archiving project change orders

· Will manage RFI’s on all projects, including writing documents and properly archiving all Requests for information.

· Help the project management team find and evaluate new and current subs and vendors to meet schedules, budget economies, and quality of work.

· Help write scope of work for subcontractor’s contracts.

· Approve the invoices/billing for each project and provide the percentage completed by the end of each month for all invoices

· Manage and confirm scope of work performed on each project meets the approved project Drawings, Project Documents, and Contracts.

· Control product quality and integrity of construction and design. Provide and maintain quality assurance programs. Conduct quality control reviews daily.

· Notify project stakeholders of any questions and conflicts that arise with approved project documents and contracts.

· Promote a cooperative and harmonious working climate conducive to maximize employee, sub contractor, vendor, design teams morale and productivity.

· Manage all HOA, federal, state, and municipal government rules, regulations, inspections, and permits as required.

· Monitor and maintain site safety requirements. Monitor and maintain clean and organized sites.

· Monitor and maintain processes and implementation of finished materials protection.

· Effectively mentor and train other team members.

· All E mail communication pertaining to PPBRM projects will be used through an assigned e mail from PPBRM.

· All project documents will be archived only in/at approved PPBRM files and sites.

· Perform other duties and responsibilities as required as the Construction Superintendent to further the interests of PPBRM’s projects.

Skills and Qualifications

· Effective leadership ability, able to work autonomously and within a group.

· Strong communication skills, written & verbal.

· Knowledge of current construction best practices and code requirements.

· Computer literacy and technologically comfortable, willing to learn.

· Excellent planning and coordination skills.

· Ability to “look forward” and anticipate / plan for schedule delays and supply issues, and preparedness for subcontractors work.

· Confident in decision making and problem solving in real time.

· Ability to read and understand blueprints, specifications, manufactures requirements.

· Familiarity with Prime contract and Subcontract contractual terms and conditions.

· Comfortable with web-based project management systems (Builder Trend specifically, will train if necessary)

· Physical and mental ability to perform tasks on all areas and aspects of construction projects.

Job Types: Full-time, Contract

Pay: $60,000.00 - $110,000.00 per year
