The Construction Project Manager is responsible for the daily management, supervision, coordination and successful completion of multiple and concurrently run construction interior tenant improvement project and/or projects to meet time and cost objectives with respect to contracting, scheduling, estimating, bidding and contract administration functions.
Essential Duties
The following statements are intended to describe the general nature and level of work being performed by the individual assigned to this position. They are not intended to be an exhaustive of all duties, responsibilities and skills required of personnel so classified.
  • In coordination with preconstruction develop an initial schedules and provide detail to schedules as required for projects. Once schedules are internally developed and sequenced by PS, the SPM will relay the company objectives to all contractors, subcontractors and vendors and company partners in order to plan, schedule, develop, maintain, and enforce a project coordinated effort in order to meet project objectives.
  • Establish and monitor administrative procedures for the project. These procedures are to conform to establish policies and procedures of PS.
  • Keeps informed on and ensure that all requirements of insurance, safety, labor relations and Equal Employment Opportunity are met.
  • Support and implement the company’s Project Success Planning processes.
  • Develop, review, approve and implement project budgets, schedules and contract bid documents.
  • Conduct or assist the Director of Construction with buy-out meetings and prepare subcontracts.
  • Coordinate and provide direction for the project bidding process, budget estimating, purchasing, engineering, accounting and invoicing submissions, CapEx Forms formulation and processing, bid evaluation, bid tabulation creation, cost and construction functions as they relate to the completion of the project.
  • Possess working knowledge of all project plans, specifications, Owner/GC/Subcontractor contract preparation, subcontracts, purchase orders, plan and permit processing, daily correspondence, shop drawings, submittals and all other project related documents and maintain a complete and accurate set as-builts.
  • Preparation of Invitation to Bid documents, RFI review and evaluation, assuring that those individuals, whose functions require knowledge and understanding of the general contract and subcontract requirements, receive and understand the information.
  • Travel to the field, to perspective new store locations, and create as-built drawings of spaces that are being considered for new tenant improvement work. Documenting existing architectural, structural and MEP conditions in order to turn over to Architects for the production of new working drawings.

  • Ability and working knowledge of knowing how to submit plans, revisions and permit applications for all new work and revisions. All the while having the ability and knowledge to monitor, track and alert the PS and Architectural team of any City comments, as well as to resubmit subsequent responses. All with the goal of expediting the permitting process.
  • Initiate, establish and maintain working relationships with PS Team stakeholders, architects/engineers, GCs and subcontractors to facilitate construction activities. Organize, conduct and represent the company at project coordination meetings at regular agreed upon intervals, including but not limited to remote locations, possibly out of state.
  • Review and assist Director of Construction approve GC, subcontractor, vendor payment applications and miscellaneous invoices.
  • Negotiate, prepare, evaluate change orders (proposals) to owners, design team, subcontractors and others, and prepare revisions to original budget as a result of changes and revisions to work.
  • Prepare and issue daily, weekly and monthly owner progress reports, monthly pay applications, schedules and cost reports in coordination with the Director of Construction.
  • Ensure timely project completion through project scheduling, expediting of material deliveries and the management of material and document submittals/approvals.
  • Spearhead the initial researching of signage governmental requirements, company signage needs and coordinate with signage manufacturers the design requirements, RFP and subsequent installations.
  • Provide organization, direction and training of subordinate project team members.
  • Lead and participate in regularly scheduled project staff meetings.
  • Manage Closeout process.
  • Familiar with all Policies and Processes as it relates to this position.
  • Actively participates on internal team(s) that focus on continuous improvement of the business.
General Background and Minimum Requirements
  • Preferred 4-year degree in an accredited construction related curriculum, (BSCE, BSCM, BSAE, etc.) or 10 year work experience equivalence and or a contractor’s license may be considered.
  • Five years experience as Project Manager of at least 10 years construction related experience.
  • Demonstrated proficiency in these areas: estimating, scheduling, budgeting/cost control, field supervision for all trades, financial reporting, client relationship, interpersonal skills, advanced computer skills, safety/insurance, ability to communicate, both written and oral.
  • Demonstrated success in management of projects similar to the ones being done by PS.
  • Generally understand the essential job functions, duties and responsibilities of a Project Manager.
  • Advanced skills in PC-based scheduling and spreadsheet applications. These include: Power Point, Project, Excel, Word, Outlook, etc.
Working Conditions
Required to visit the jobsites, occasionally carry objects weighing approximately 35 lbs., it is including climbing ladders, scaffolding, etc. in order to view and evaluate existing conditions and check on the progress of new construction. Ability to travel as needed, for extended periods of time occasionally.
Work Schedule:
  • Monday to Friday ( Some weekend work and or travel may be necessary once in a while. )
