Knickerbocker Group is seeking an experienced, hard-working individual to join our team as a full-time Construction Project Manager. The Construction Project Manager is responsible for the daily management, supervision, coordination, and successful completion of day-to-day project tasks to construct the project on time, within budget and according to KG standards. They frequently interact with other project team members, subcontractors, vendors, and clients and are responsible for ensuring that services are being delivered to the highest level to ensure client satisfaction.


Job Responsibilities Include:

Pre-Construction Assistance

Assist with the following as needed:

  • Participate in the initial design meeting (internal and/or external) to define project scope and available budget as well as preliminary goals and objectives.
  • Assemble the appropriate construction team.
  • Participate in design team meetings to ensure that the construction project can be completed as designed and within budget.
  • Examine all drawings for potential design deficiencies, impractical details and code violations and communicate concerns with project team.
  • Evaluate the construction site and identify local planning, zoning, permitting and inspection requirements, as well as any other situations that may need to be resolved prior to the start of construction.
  • Work with the design and construction teams to accumulate, audit and correlate information from all possible sources to calculate material and equipment needs and produce projected cost reports, revenue projections, schedules, and budget reports required for the project.
  • Develop an estimated procurement schedule that will maximize efficiency and proper delivery.
  • Oversee the development of all pre-construction documents for your assigned projects for completeness and accuracy.
  • Plan site logistics.
  • Develop and maintain ongoing relationships with vendors and subcontractors.
  • Solicit, receive, evaluate, and negotiate vendor and subcontractor bids for your assigned projects.
  • Draft construction contracts.
  • Participate in the preparation of bid packages, particularly as they develop during the design phase, to ensure proper interfacing with other packages.
  • Obtain local construction permits and ensure that subcontractors obtain their permits.

Project Documentation, Coordination and Communication

  • Create and monitor the project schedule.
  • Collaborate with project team to determine project specifications.
  • Prepare for, attend, and document project team and client meetings.
  • Receive, prepare, and distribute information on all project changes in a timely manner.
  • Manage vendor and subcontractor relationships. Communicate with vendors on quality and scheduling issues.
  • Manage the process for preparation, distribution, and approval of drawings.
  • Collaborate with KG departments, vendors, and subcontractors in a professional and timely manner, assuring positive teamwork and proper public relations.
  • Maintain project files and perform project closeout activities.
  • Prepare and issue requisitions for materials and subcontractors.
  • Manage client relationships. Respond to client requests and questions in an accurate and timely manner.

Budget, Contract, Permitting and Safety

  • Develop project budget and adjust as needed.
  • Prepare and issue commitments for subcontracts and materials.
  • Maintain complete knowledge of the general contract and subcontract documents and budgets.
  • Maintain complete knowledge of the job estimate and ensure that all drawings and specifications are in synch with the estimate.
  • Review design documents at all stages of the project for possible budget issues.
  • Review and approve subcontractor and vendor invoices.
  • Obtain and track signed lien waivers.
  • Assist the Accounting Department in the preparation of the Owner’s billing and budget report breakdowns, if necessary.
  • Review monthly estimates of work completed and material invoices.
  • Assure that payments from the Owner and to the Subcontractors are received.
  • Prepare and issue requisitions in AIA format.
  • Visit job site(s) to evaluate progress, conditions, costs, exposures, claims, and recoveries.
  • Schedule, expedite, examine, coordinate, and obtain approval for shop drawings, samples, material lists, etc. for materials and equipment furnished by KG and Subcontractors. Ensure that materials and equipment are released for fabrication or manufacture in time to meet the construction schedule, and work with the Site Manager to expedite delivery.
  • Perform material quantity calculations, cost and schedule estimates, and detailed procurement of good and services.
  • Assure all safety requirements are met

Supervisory Duties and Responsibilities:

  • Supervise and direct the work of the construction team to ensure that tasks are done properly and on time.
  • Monitor performance of work to assure excellent quality control and make certain that work conforms with all plans, specifications, and KG standards. Identify and communicate any deficient work to the appropriate parties.
  • Ensure safety codes and regulations and company policies and procedures are enforced by the project field lead.
  • Act as the first point of contact for construction team problems and concerns related to their assigned projects.
  • Address minor inquiries, complaints, and performance concerns; reports larger problems that deserve attention to the Practice Leader.
  • Train new project managers, technical administrators and team members as needed.
  • Coach construction team by giving constructive feedback
  • May be asked to suggest goals and professional development opportunities to the Practice Leader for annual employee performance reviews
  • May be asked to provide input and/or participate in annual performance reviews

Required Education, Skills and Experience


  • Bachelor’s Degree in a construction management related field preferred
  • Minimum of 10 years of construction project management experience, with at least 5 of those years on high-end residential projects
  • Proficiency in Microsoft Word, Excel and Outlook required; experience with Microsoft Project, Sage/Timberline Accounting, On-Screen Takeoff and Revit preferred
  • Competent in reading and interpreting construction drawings/ sketches/ shop drawings/ specifications/ product data
  • Excellent verbal and written communication skills
  • Strong organizational and time management skills
  • Valid driver’s license
  • Construction safety training – OSHA 10 hour
